The HBA Mid-Year Housing Forecast is the only mid-year check-in on economic and market forecasts for residential construction and development in our area. Spencer Cronk, Austin City Manager
Spencer Cronk is the City Manager for Austin, Texas, where he is responsible for carrying out and effectively administrating the policy objectives set by the City Council. In this council-manager form of government, the city manager is directly appointed by the City Council and is responsible for the day-to-day operations of an organization of more than 14,000 employees and a budget of $4 billion. City operations range from animal services to zoning to the electric and water utilities. Austin-Bergstrom International Airport is also a part of City of Austin operations.
Before joining the City of Austin, Spencer Cronk was Minneapolis City Coordinator (City Administrator). He directed the management of Minneapolis city government by assisting the Mayor and City Council in defining City policy and establishing priorities, mobilizing department heads and staff to implement the Mayor and Council’s priorities, and working to strengthen the management and administrative systems of the City.
Mr. Cronk previously served as Commissioner of the Minnesota Department of Administration, a role he was appointed to by Governor Mark Dayton in 2011. As Commissioner, Mr. Cronk led the state’s real property, purchasing, fleet, demographic analysis and risk management divisions responsible for more than $2 billion in State purchasing and the historic renovation of the Minnesota State Capitol. Additionally, Mr. Cronk also served as chair of the Minnesota Public Data Governance Advisory Committee, and as a member of the Environmental Quality Board and the Minnesota Indian Affairs Council.
Mr. Cronk received his bachelor’s degree with honors from the University of Wisconsin–Madison. He is a graduate of Harvard University’s Senior Executives in State and Local Government Program and was a Public Affairs Fellow with the Coro New York Leadership Center.
Bryan Glasshagel, Senior Vice President, Meyers Research
Based in Dallas, Bryan Glasshagel leads the Texas advisory/consulting practice for Meyers Research / Metrostudy and has over 20 years of experience in the real estate and banking industries. He has directed strategic analyses of residential and commercial development opportunities and acquisitions throughout Texas and the United States, including major master planned communities, active adult housing, mixed-use projects, and commercial real estate developments.
Denise Lucas, City of Austin DSD
Denise Lucas currently serves the City of Austin as the Director of the Development Services Department. She has a MBA in Business Management from St. Edward’s University and a BS in Human Resources Management from Friends University. Denise is also a Certified Procurement Manager (C.P.M.).
Tim Sullivan, Senior Managing Principal, Meyers Research
Tim Sullivan is a major influencer in the field of real estate market research and community development. The Meyers Research Advisory group is focused on helping the public and private sector define consumer preferences and designing great places. Each organization that Tim has worked with has realized elevated levels of success because of his contributions, positive energy, and joie de vivre. In December 2018, Meyers Research and Metrostudy merged together to offer a deep array of housing data and insights for the real estate industry.
He is past chair of ULI’s National Residential Council and also past chair of ULI San Diego’s District Council while currently serving on the National Community Development Council. He also holds a MIRM (Member of the Institute of Residential Marketing) from the National Association of Homebuilders and was elected to the California Homebuilding Hall of Fame in 2016.
